Our goal is provide you with the highest level of service from the very beginning of your search through to settlement. While you may initially come to us simply for the credit towards closing costs you will quickly realize we are so much more.  Clients love our philosophy.  During showings we act as a consultant and point out both the pro's and con's of the home and the lot as we see them to help you objectively evaluate the home and make an educated decision.  We will never try to "sell" you a house or pressure you to buy.   Once the right home is found, we are with you each and every step to answer questions and guide you through the complete process.   

The seller pays our commission -  you never pay us a dime. 

Your Savings ---- On homes under $500,000 our share is $6,400 - the balance of the commission is yours!   On homes $500k and over, our share is 1.5% of the purchase price - the balance of the commission is yours!.  We apply the difference between the commission the seller pays us and our share towards your closing costs - the savings can be substantial!  Very occasionally on new construction or a resale home there may be a buyers agent bonus.  Bonuses are not shared with the buyer.

We will guide you through the process of getting your home in the best possible showing condition. Because Our goal is to make sure your home gets in front of as many buyers as possible so you that you get the best price and terms, we do not keep listings "in house"  first.  We will get your home out there in front of the masses, hold open houses, and advise you throughout the entire process. 

Your Savings ----Our fee is 4.5 to 5.0% of the selling price - we only keep 2.0% of it and the rest goes to the buyers agent.
